Rentals - We offer condo units for rent on short-term and long-term basis.
We have unfurnished, semi-furnished and fully furnished units. Room categories
are studio-type, 1-bedroom, 2-bedroom and 3-bedroom. So whether you are a
transient, travelling on business, visiting from out-out-town or abroad, or
moving to Eastwood City for convenience and change of home environment or to
be closer to your work place, we have several units and rental packages
that you might be looking for.
Rates - We have varying rates depending on the unit you will choose and the lease period you will sign up for
Lease Period: 6 months and up (long-term rates)
Lease Period: 5 days to 5 months (short-term rates)
Security Deposit - Security deposit is required to be paid together with rental payment on or before the actual occupancy date. Security deposit is refundable after the lease period and turn-over of condo keys. Security deposits vary from 10,000 to 25,000 for short-term rentals and 2-months rent equivalent for long-term rentals. Security deposits may be refunded through any of the following ways.
Banks accepted: BDO, Chinabank, MBTC, RCBC, Union Bank, Security Bank, BPI Family and Citibank only
** Bank service fee, if any, shall be deducted from the tenant's security deposit.
*** Wire transfer fee shall be deducted from the tenant's security deposit
Refund of Security Deposit - We do rot refund the security deposit while the condo units are still being occupied or on the same day as the move-out and actual turn-over of keys. Below is the schedule of refund of security deposit. As brokers, our role is to facilitate the release of your refund. We will wait for clearance from the unit owners before any refund will be release.

Occupancy of 7 days or less → within 3 days from move out
Occupancy of 8 to 15 days → within 5 days from move out
Occupancy of 16 days to 5 months → within 15 days from move out
Occupancy of 6 months or more → within 60 days from move out
Reservation Fee - Reservation fee is not required but is recommended if you want a guaranteed booking. Upon receipt of your reservation fee, the unit of your choice will be blocked off for your specified occupancy dates.
Reservation fee is Non-Refundable in case of booking cancellation. Reservation fee is applicable as part of payment upon contract signing and full payment.
Number of occupants - Each unit has limitations on number of occupants. Please refer to unit's details for the specific limit. Excess occupants will be charged accordingly.
Children between 1 and 7 years old - Some units are strictly for adult occupants only. Please declare your children before paying the reservation fee if they will be occupying the condo unit with you.
Pets - Eastwood City is a pet-friendly community. However, not all unit owners allow pets within the condo unit. Moreover, where pets are allowed in the condo unit, the size of your pet must not exceed 2 feet in height. Only domestic pets such as dogs, cats, birds and aquarium fishes are allowed. Farm animals and/or wild animals such as pigs, chicken, spiders and snakes are not allowed even if you consider them your pet.
Utilities - Water and electricity will be billed separately based on your actual consumption. Each unit has individual meters for water and electricity. Meter readings will be taken before and after your occupancy to determine your consumption.
Moving-in Procedure - All tenants must be properly registered with the administration office before they will be allowed to move-in. A photocopy of the tenant's passport will be required to be submitted together with a properly filled up information sheet. Before the key will be released to the tenant, the lease contract and list of furnishings (Annex A) must be signed by the tenant.
Moving-out Procedure - The tenant must give notice of at least three (3) days to the Lessor/Agent before the actual move out date in order to properly process the moving out requirements. Water and electricity bills must be fully paid by the tenants to administration office before a move out permit will be approved. Inspection of condo unit will be conducted by the Lessor or his agent in the presence of the tenant before the actual move out and turn-over of keys. The building has a "NO PERMIT - NO MOVEOUT" policy.
Parking - Private parking slots available for rent at 3,000 to 3,500 per month with a minimum of 6 months contract. Short-term parking rental is also available for 4,000 per month with a minimum of 1 month contract. For parking requirements from 1 day to less than 1 month, public pay parking is available in Eastwood Mall.
